My CNAV Analysis of Three Local Banks


As openly requested by one of my favourite pioneer retail investor-cum-blogger (CW8888) to do a CNAV (Conservative Net Asset Value) Analysis on our local banks i.e. DBS (D05), UOB (U11) and OCBC (O39), I am more than happy to accede to his request and hence this post (even though on the top of my head, I more or less know result that I am about to get).
 
It took me about 30 minutes to obtain the details and compiled the following summary (source of data : Yahoo Finance Singapore) :
 
 
In short, all three banks "failed" my CNAV test. It is not because they are not good enough but simply because they are not "convervative" enough ;-) Of cource, if you are looking at the counters from another investing strategy, the outcome might be totally different.

A Small Milestone At A Time - Thank You All!

TGIF! Wish all have a great weekend ahead.
 
After slightly more than 7 months later (since the born of this humble blog), I am pleased to share my excitement in reaching a small milestone i.e. crossing the 100,000 pageviews yesterday! It is not an huge achievement by any standard but it is still something that make me smile ;-)
 
Hence, I like to take this opportunity (post) to thank all who have visited my blog! THANKS!
 
So, what did I do to "celebrate" this small milestone? I think some of you might have guess it, I went to watch a movie called "John Wick" (by Keanu Reeves) with a friend. More about the movie in a later post but it is recommended for those who like old-fashion gun fights movie (think along the line of movies by John Woo).
 
Hope I can share more milestone achievements with you folks soon.

1. REITS : AIMS AMP Capital Industrial  (O5RU) - Posted an 8.2 percent gain in net property income (NPI) for the second quarter ended 30 September. Subsequently, distribution to unitholders was lifted up by 19.2 percent to $17.3 million. The trust has declared a distribution per unit of $0.0277.  (source : Shares Investment)

2. REITS : Parkway Life Real Estate Investment Trust (C2PU) - Its NPI gained 8.6 percent to $23.7 million for the third quarter ended 30 September, mainly due to revenue contribution from the properties acquired in 2H13 and 1Q14, and higher rent from existing properties, partially offset by the depreciation of the Japanese Yen. Consequently, distributable income to unitholders rose 8.9 percent to $17.6 million. The trust has declared a distribution per unit of $0.029. (source : Shares Investment)

3. SMRT Corporation (S53) - Partnered with HAILO! to launch the latter’s application in Singapore. The application allows passengers to call a taxi to their location as well as providing a mobile payment system for fare payments where the receipts are instantly sent by email. A taxi fleet operator, Prime Taxi, has also joined with SMRT to support the new platform. (source : Shares Investment)

4. Trek 2000 International (5AB) - Proposed a 70:30 joint venture (JV) with Unimicron Technology Corporation to produce solid-state drives (SSD) for portable consumer electronics. The JV company, UniMemory Technology (S), will have a paid up capital of US$5 million where Trek’s share is US$3.5 million. (source : Shares Investment)

5. 800 Super Holdings (5TG) - Proposed the sale of its property at 2 Loyang Walk for $7.6 million. The disposal is in tandem with the conclusion of its North-east district public street cleansing project on 31 August, and the proceeds generated from the move will be used for the company’s general working capital. CFM Holdings (5EB) - The Smallest Cap Stock In Singapore And My CNAV Analysis


CFM HoldingsSince I've blogged about some biggest stocks in Singapore (click here to see my earlier post), today, I've decided to do the reverse i.e. identifying the smallest stock in Singapore and do a brief CNAV (Conservative Net Asset Value) Analysis on it.
 
With the help of SGX's StockFacts filtering feature, I managed to obtain the information within a few clicks and it is non other than CFM Holdings Limited (5EB) - a company providing metal stamping services with businesses in Singapore, Malaysia, Indonesia, China, Thailand and even USA (with about 1,253 staffs). The interesting fact is its meager market capital of only $8.1 millions.
 
Without further ado, check out my CNAV Analysis below : 
 
Stock In Evaluation : CFM Holdings Limited (5EB)

The Key Quantitative Indicators of CNAV Strategy:

Net Asset Value (NAV) = $0.17
Conservative Net Asset Value (CNAV2) = $0.05
Current Price = $0.075
Discount For CNAV2 = -50%

Conclusion : Since it is a negative "Discount for CNAV2", it means that the stock is traded at premium (from CNAV perspective). However, it is traded at a 56% discount when compared with the less conservative indicator, NAV.
The P.O.F Scores of CNAV Strategy:
Profitability Score = 0 (With the PE ratio of 20.3)

Operational Efficiency = 1 (with two [out of three] years of positive operating cash flow)

Financial Efficiency = 1 (Debt To Equity Ratio of 73%)

Conclusion : A Moderate P.O.F Scoring

Final Conclusion : Not Applicable as this analysis is just for information i.e. I have no intention to be vested in it.

CPF Fund - To Invest Or Not To invest? That Is The Question


CPF Fund for stock investmentJust like anything and everything in life, there are usually many school of thoughts for the same thing. As usual, there is no right or wrong way, just the preferred way. Just take stock investing as an example, you can adopt Value Investing, Growth Investing, Momentum Investing or even Trading approach and all roads lead to Rome, as long as you know what you are doing.
 
Talking about stock investment, one area that many retail investors (including myself, initially) might faced with dilemma is whether to invest (in stocks) using their CPF Fund or not?
 
Personally, I do use my CPF Fund to invest in some counters with the intention of long term holding. I've shared my portfolio earlier and also received a number of advices/comments from the peer bloggers that it is better to leave our CPF Fund out of the investment since the current interest rate of 2.5% (for Ordinary Account) and 4.0% (for Special and Retirement Accounts) might be hard to beat consistently. Which is true, by the way. Obviously, I did the reverse...! lol 
 
With my intention of holding on to the stocks for long term, one of my "strategy" in picking the suitable stocks for my CPF Fund is the criteria of consistent annual Dividend Yield (which is higher than the current CPF Interest Rate). Of course, I do aware that future dividend yield is not guarantee but still....I have a better chance of receiving consistent dividend with the track record.  
 
With this in mind, any capital gain (at the end) will be an added bonus. Following are the two counters that I vested using my CPF Fund :
 
1. King Wan (554)       - consistent Dividend Yield of 4.7% since 2011.  
2. Super Group (S10)  - consistent Dividend Yield from 3.1% to 6% since 2010
 
Of course, it might not be wise to invest all your available eligible CPF Fund in stocks as some sort of diversification is still important.

Kungfu Jungle - Don't Judge A Movie By Its Title (Same Thing For Stocks Too)

Courtesy of mig.me (a local Social Network that making a buzz in the region), managed to catch the premiere of the upcoming martial art movie : Kungfu Jungle (一个人的武林) last night. To be frank, if not because of this invitation, I will give this movie a miss (even though I am a movie buff) in view of the last few poor outings by Donnie Yen.

To my utter surprise, I enjoyed this movie very much. It is a true Kungfu movie at its core. Besides the powerful and beautifully chereographed fighting scenes (and there are quite a number of them), the suspenseful plot (brewing between the two key characters) also increase the entertainment value of the movie. To top it off, some of the famous old-timer kungfu movie stars are making their cameo in the movie which is cool (sort of a tribute to their contribution to the kungfu movies in the past). So, do stay back after the end of the movie as each of them will be individually introduced during the ending-credit scene. If you are "old" enough, I am sure you will recognise some of them.

Through this experience, I've learnt two valuable lessons :
1. Never judge a movie by its (poor) movie title ;
2. Poor previous results doesn't mean that future performance will be poor (the reverse is true too)

In fact, same lessons applied to investing too i.e. when we are picking the stocks. Don't you think so? Based on your experience, can you share one or two stocks that fit the above two elements?

I know some of the personal finance bloggers (you know who you are) here have keen interest in martial art, Kungfu Jungle is highly recommended.

Permeated by $4.6 million in unrealised foreign exchange gains, earnings advanced 147.7 percent to $12 million. 2. Asiatravel.com Holdings (5AM) - Announced its collaboration with TripAdvisor to participate in the latter’s new instant booking feature. The instant booking feature allows users to quickly and easily make hotel reservations through TripAdvisor partners. In addition, Asiatravel is currently working with TripAdvisor on a cost-per-click model for hotels within Asia. With the commission based model of instant booking, Asiatravel is confident to expand the number of hotels available outside Asia on the TripAdvisor site. (source : Shares Investment)

3. REITS : CDL Hospitality Trusts (J85) - Its NPI was up 2.4 percent to $33.8 million for the third quarter ended 30 September, mainly driven by recognition of full revenue contribution from Jumeirah Dhevanafushi which was acquired on 31 December 2013. However, a 23.4 percent surge in financing costs dragged net income down by 5.6 percent to $24.1 million. For the nine-month period, NPI was flat at $101.9 million while earnings declined 3.8 percent to $74.4 million. (source : Shares Investment)

4. Global Logistic Properties (MC0) - Proposed the disposal of 60 percent of shareholding interest in GLP Brazil Income Partners II for BRL926 million (approximately US$388 million). You are TREATING your investment if you are...
1. Reviewing your investment portfolio/strategy on regular basis and making the necessary adjustment, if deemed fit (minimally quarterly) ;
 
2. Constantly learning/improving your Personal Finance knowledge/skills by reading and attending relevant courses/seminars ;
 
3. Detaching your emotion with the market sentiments, as far as possible (this will allow you to sleep better at nights) ;

4.  KLW Holdings (504) - Has agreed to buy 45.5 percent of Mega Sun Development for Rmb85 million (about $17.7 million). The latter owns a 55 percent stake in Suzhou Jiaxin Real Estate Development Company, which is presently developing a luxury villas project in Suzhou, China, and is expected to be completed around 2018. REITS : Mapletree Commercial Trust (N2IU) - Recorded $52.1 million in net property income for the second quarter ended 30 September, up 8.8 percent, on the back of higher rental income and step-ups in existing leases for VivoCity and PSA Building. Coupled with a smaller increase in overall expenses, income available for distribution to unitholders grew 11 percent to $41.4 million. Lower finance costs and performance fees further improved the trust’s performance as distributable income grew 11.9 percent to $43.5 million. Do You Know You Can Search Online If Someones Owed You Money (For US Only)?


Yesterday, I read an article from a US news portal which I thought quite interesting to share it here. It is nothing to do with stocks or investing but more about personal finance. In US, every state has their unclaimed property program whereby the organisation is supposed to hand over the fund to the State Comptroller if they failed to reach their creditor(s) within a stipulated period.
 
For example, if you have made an insurance claims but due to whatever reason (e.g. shifted house or simply postal delivery failure), the claim amount is not able to reach you within the stipulated period, the insurer will hand over the said amount to the State Comptroller. Same thing applies to say your ex-employer (whom try to send you your balance paycheck but failed), banks (whom try to send you your balance amount after account closure but failed) etc...It is estimated that the nationwide unclaimed fund is sitting at about $62 billions. WOW!
 
So, how do the individual know if someone (organisation) owe them money? The answer is as simple as Google Search. Missingmoney.com is one such official cross-states search that allow you (US citizens) to search for your "debtors".
 
I find that it is quite amazing and wonder whether we need one here in Singapore too? On second thought, in Asia, I think it is more common for individual to owe organization (read BANKS) money than the other way around. ;-) What do you think?

REITS : Cache Logistics Trust (K2LU) - Its net property income inched down 0.5 percent to $19.5 million for the third quarter ended 30 September, as a result of higher property maintenance expenses and lease commissions. However, a larger positive distribution adjustment ensured that the income available for distribution grew 1.2 percent to $16.7 million. REITS : CapitaCommercial Trust (C61U) - Posted $51.9 million in net property income for the third quarter ended 30 September, up 8.6 percent y-o-y, driven by higher rental rates and/or occupancies at all properties except Wilkie Edge. Coupled with lower finance costs, distributable income to unitholders rose 4.8 percent to $61.6 million. Consequently, the trust declared a distribution of $0.021 per unit for the quarter, up 2.9 percent from a year earlier. (source : Shares Investment)

5. Enviro-Hub Holdings (L23) - Has entered into a term-sheet with Italy-based Acsm Agam to form a 50:50 joint venture (JV) company, Plastic to Fuel. The JV will be engaged in a project to construct, finance, operate and maintain an industrial plant for the production of fuel oil from plastic waste in Italy and marketing of the final product. Library@Orchard - My First Impression

Being an avid reader, library-visiting is one of my favourite pastime especially during the weekend. After 7 years lapse, Library@Orchard is finally back and creating buzz in the Orchard area. Library@Orchard is now located at Orchard Gateway (Level 3 and 4) and was officially opened on last Thursday (23rd October 2014). 

Yesterday, after the movie (Premiere of "Book Of Life"), decided to make a last minute visit to the Library@Orchard and this is my first impression : The design/layout is trendy and classy but the theme-based placement of books make it a challenge for the readers to find the books. Example of the theme are People, Space, Product and Visual (and Advertising books are actually located within the Visual section). 

The main collection of books/publications are about design and applied arts, hence the fitting motto : "Design Is For Everyone". I tried to ask the librarian whether there is any collection of personal finance books and she just mentioned that I might be able to find some in the "People" and "Lifestyle" section. Of course, I failed to find any. In short, if you are looking for personal finance or investing related books, you might want to check out National Library (at Bras Basah) instead. 

Having said that, it is still a pleasant experience to admire the sleek design and layout. Oh, I quite like the way they place their magazines and DVDs (see photos below).

Weekend Thought - My Investing Journey So Far

Time really fly, we are almost in the last week of October and soon we will bid farewell to 2014 and welcoming a brand new year - 2015! New Year usually comes with new resolution! Or maybe not...from experience, I don't usually stick to it anyway! ;-)

It has been almost 7 months since I started this blog and kick-off my small investing journey. The overall experience is : SO FAR SO GOOD

Managed to realized some of the profits and still holding on to a couple of counters (you can check out more detail of my mini portfolio here). However, my investing journey is much more than the buy,sell and profits/losses, following are some other important highlights throughout my 7 months or so journey :

1. I went to a couple of personal finance related courses/seminars (some are cool and some are not so cool). Talking about cool course, I got to recommend Big Fat Purse's Value Investing Mastery Course (by Alvin Chow). It is affordable, fun and more importantly, very practical. For more details of the course, you can check out my open review here. (I think someone will say I am putting on a snake oil salesman hat again but do take note that I do not gain anything out of this "sales pitch", it is pure sharing... ;-)).

2. I met a couple of cool retail investors and bloggers. Getting to know each other and exchange ideas in face-to-face mood is always awesome! Trying to arrange to lim kopi with a few others (Yes! I am talking about YOU...;-)) 

3. I am more sensitive to the market/financial news (online and offline) that I usually brush away previously.

4. The more I know (about investing), the more I know I don't know...so, it will be a life-long learning journey for me.

Ascott Residence Trust (A68U) - Proposed the acquisition of three serviced residence properties with an aggregate of 312 apartment units located in Greater Sydney, Australia for A$83 million in cash (A$1.8 million below their valuations). The proposed acquisition will allow the trust to further expand its operations into the Australian market and expand its DPU to $0.0846 from $0.084 per annum on a pro forma basis based on FY13 DPU. (source : Shares Investment)

2. Cambridge Industrial Trust (J91U) - Its NPI edged up 1.8 percent to $19.7 million for the third quarter ended 30 September, attributable to additional revenue contribution from property acquisitions and AEI. As a result, distributable amount to unitholders went up 2.5 percent to $15.8 million. For the nine months, NPI declined 5.2 percent to $58.3 million, while distributable amount increased 2.9 percent to $47.1 million. The trust has declared a DPU of $0.0125 for the quarter. Mapletree Industrial Trust (ME8U) - Registered a 4.1 percent growth in NPI to $56.2 million for the second quarter ended 30 September, as a result of higher rental rates secured for leases across all property segments as well as revenue contribution from completed development projects. Consequently, distributable amount to unitholders soared 10.4 percent to $45.4 million. For the six-month period, NPI was up six percent to $112.9 million, while distributable amount to unitholders moved up 8.4 percent to $88.2 million. 4. Singapore Medical Group (5OT) - Proposed the subscription of 196,000 shares or 49 percent stake in MindChamps Medical (MCM) for $0.1 million in cash. 5. ST Engineering (S63) - Bagged several contracts that are worth a total of $450 million. These new orders which were secured by the company’s aerospace arm involve airframe, component and engine maintenance, freighter conversion, cabin modification, engine wash and pilot training. Soilbuild Business Space REIT (SV3U) - Its NPI rose 5.4 percent to $14.2 million (compared to pro-forma) for the third quarter ended 30 September, underpinned by higher rental revenue across six of its properties. As a result, distributable amount to unitholders gained 6.4 percent to $12.5 million. For the nine-month period, NPI increased 8.5 percent to $42.4 million, while distributable amount to unitholders advanced 8.9 percent to $37.3 million. Suntec REIT (T82U) - Its net property income (NPI) rose 21.1 percent to $48.8 million for the third quarter ended 30 September, in light of the re-opening of Suntec City Mall (after the completion of asset enhancement initiatives (AEI)). Despite incurring $16.9 million in trust expenses related to a strategic advisor performance fee that was payable to a related company of the trust’s manager, distributable amount to unitholders was up 12.4 percent to $58.3 million. Viva Industrial Trust (T8B) - Registered a NPI which was 0.7 percent below its forecast, at $9.6 million for the third quarter ended 30 September, in tandem with loss of rental income from a major tenant at Technopark@Chai Chee as well as higher property expenses incurred. Subsequently, distributable amount to unitholders came in 2.5 percent below its consensus at $10.1 million. For the nine-month period, NPI and distributable amount to unitholders were 6.4 percent higher ($29.7 million) and 0.5 percent ($30.6 million) lower than forecast. Avengers - Age of Ultron Teaser Trailer : How Nice If Our Investing Journey Can Be As Awesome?

Avengers Age of UltronIf you have not already know, I am a movie buff and hence occasionally I will post about movies and their connection with investing. For the superhero movie fans out there (especially The Avengers fans), the wait is finally over! Marvel Studios has just released a teaser poster (see left) and trailer (see below) for its upcoming sequel : Avengers - Age of Ultron.
 
It seems to be a darker tone sequel and the villain, Ultron (voiced by James Spader) is scary and badass. Continue to be helmed by Joss Whedon and all the main casts (read superheroes) are reprising their roles in the sequel. They include Iron Man, Captain America, Thor, Hulk, Hawkeye and Black Widow...and the list continue...

Mapletree Logistics Trust (M44U) - Post a 3.1 percent lift in net property income to $68.7 million for the second quarter ended 30 September, underpinned by contribution from Mapletree Benoi Logistics Hub, better revenue from existing assets in Singapore, Malaysia and Hong Kong as well as contributions generated from acquisitions in Korea and Malaysia during this financial year. 6. Triyards Holdings (RC5) - Has acquired two shipbuilding and fabrication companies for A$23.3 million. The companies have been building aluminium and steel vessels as well as aluminium and steel structures for the marine and mining sectors for over 10 years. The purchase will increase Triyards’ yard capacity by 67 percent (excluding Houston’s facility). What Investing "Warning Signboard" Would You Write To The Newbie Investors?

This morning, went to the Mount Faber Park (for the record, this is my first time there, can you imagine that ;-)) with the main intention to explore the Henderson Wave Bridge (has intention to pay it a visit for quite sometime and finally made it). 

I don't drive and hence took the MRT till HarbourFront Station and walk up to the Mount Faber Park via the Marang Trail. Before the start of the trail, I saw a funny waning signboard (on the left) telling the people what NOT to do (like do not feed the monkeys, do not go near the monkeys etc.) which triggered me to write this post. 

So, if you have your say, what will be your investing "Warning Signboard" says? For example, following will be my investing "Warning Signboard" :

1. DO NOT invest with excessive leverage

2. DO NOT invest purely based on hear-say

Which Investing Decision Is The Toughest For You To Make?

Come and think of it, if we were to exclude those nitty gritty and detailed stuff of analysis (be it Fundamental Analysis or Technical Analysis), when comes to stock investing, there are actually only 4 core decision we (as retail investors) need to make.   

So, what are these? Let me briefly go through them...

1. Decision To Buy - This include WHAT and WHEN to buy?

2. Decision To Sell - This include WHEN to sell and at WHAT price?

3. Decision To Hold - Value Investors will practice this very well as they will hold the stocks for the long term.

4. Decision To Wait - This is where the investor accumulating their war chest and at a look out for the opportunity to strike, this is slightly different from the "Decision To Hold". 

At your current investing journey, which one if the toughest for your to make? For me, it is the "Decision To Buy" as usually I need to spend more time in making this decision.

Wow! A Retail Investment Seminar Like No Others!

Just a couple of days ago, many of the peer retail investors-cum-bloggers (including me) have blogged and recommended the upcoming Personal Financial Investment Seminar in January 2015 (click here to see my earlier post).
 
Last night, I've received an email from the organizer, Roland Liew, on the amazing news that the event has been sold out within 10 days! I am truly happy for them and for those who have bought the tickets and going to attend this one of its kind inaugural seminar. 
 
Having said that, I understand from Roland that for those who have missed the chance to clinch the tickets and register their names and if there are any reserves seat made available at the later dates, they will contact them.
 
The bad news (for me only) is that I am not able to make it as my travel plan has been confirmed which is crashing with this auspicious date :-( Anyway, for those who are attending, enjoy yourselves!

In absence of a premium paid on the redemption of convertible bonds a year earlier, the amount available for distribution to unitholders grew 16.1 percent to $99.8 million. 2. First REIT (AW9U) - Its net property income grew 7.9 percent to $23.5 million for the quarter ended 30 September, driven by a full quarter contribution from Siloam Hospitals Purwakarta. Coupled with a positive foreign exchange adjustment, the amount available for distribution to unitholders improved 6.1 percent to $14.7 million. 3. Geo Energy Resources (RE4) - Has inked a cooperation agreement with PT Bandar Laut Biru to manage and operate a port terminal, located in South Kalimantan, Indonesia, for 15 years. 4. Sembcorp Marine (S51) - Its subsidiaries have secured two offshore energy related contracts worth $222 million. The first contract involves the designing and building of an offshore substation platform for the Dudgeon Offshore Wind Farm while the second contract requires the repair and life extension, and conversion of a very large crude carrier into a floating production storage and offloading vessel. 5. Spackman Entertainment Group (40E) - Has agreed to acquire a 46.4 percent stake in Breakfastfilm Co for KRW1.3 billion ($1.6 million). The importance of History

Singapore National MuseumYesterday, made an impromptu trip to Singapore National Museum for an half-day excursion. Even though the only major exhibition available is the Singapore History Gallery but I did spend a good 3-4 hours there just to stroll back time (kind of like "back to the future") to way way back when Singapore was called Temasek. It is an eye-opening (or should I said "reopening" since I should have learnt some of it in the history lesson many many many years ago) experience.
 
The cool part is that the exhibition is presented in multi-media and interactive way (they provide an interactive mobile gadget [like mini ipad] for the visitors to learn more via the corresponding audio clips), so, it is kind of fun and the kids would loved it.  
 
Personally, I viewed that there are much to learn from the history, even in the stock investment scene. Even though many investment gurus trying the play-down the effect to the the newbies by stating that history (or past) does not guarantee the future (which is not wrong). However, as long as it is a factual and quantitative history (past) i.e. not based on hear-say, it would be a good basis for us to tap on.
